Frequently Asked Questions

Maybe you have a few questions. That’s okay; most people do. So here’s a quick collection of some of the questions people ask us… along with our answers. If you still have a question, don’t hesitate to contact us (or give us a call) and we’ll be happy to answer it for you.

Q: How do you determine the price to offer on my house?

A: Great question. We’re not agents, and we don’t list houses. We are professional home buyers: We buy houses Columbia that meet our purchasing criteria. From there we may repair the house and resell it to another homeowner or keep it as a rental ourselves.

Q: Do you pay fair prices for properties?

A: Many of the houses we purchase are below market value (we do this so we can resell it at a profit to another home owner). We are looking to get a fair discount on a property. However, in our experience, many sellers aren’t necessarily expecting a large “windfall” on the property but rather appreciate that we can offer cash, we close very quickly (no waiting for financing), and no time or effort or expense is required on your part of fix up the property or pay agent fees. If that’s what you’re looking for and you see the value in getting your house sold fast… let’s see if we can come to a fair win-win price. (Besides, our no-obligation pricing commitment means that you do not have to move forward with the offer we give… but it’s good to know what we’re offering!)

Q: How do you determine the price to offer on my house?

A: Great question, and we’re an open book: Our process is very straightforward. We look at the location of the property, what repairs are needed, the current condition of the property, and values of comparable houses sold in the area recently. As you know, house values have taken a huge hit in the last 5 years and most areas still haven’t seen prices come back up. We take many pieces of information into consideration… and come up with a fair price that works for us and works for you too.

Q: Are there any fees or commissions to work with you?

A: This is what makes us stand out from the traditional method of selling your house: There are NO fees or commissions when you sell your house us. We’ll make you an offer, and if it’s a fit then we’ll buy your house (and we’ll often pay for the closing costs too!). No hassle. No fees. We make our money after we pay for repairs on the house (if any) and sell it for a profit (we’re taking all of the risk here on whether we can sell it for a profit or not, once we buy the house from you… the responsibility is ours and you walk away without the burden of the property and it’s payments… and often with cash in your hand).

Q: How are you different from a real estate agent?

A: Real estate agents list properties and hope that someone will buy them. The agent shows the properties to prospective buyers if there are any (the average time to sell a property in many markets right now is 6-12 months) and then take a percentage of the sale price if they find a buyer. Oftentimes, the agent’s commission is 3-6% of the sale price of your house (so if it’s a $100,000 house, you’ll pay between $3,000 – $6,000 in commissions to an agent). Agents provide a great service for those that can wait 6-12 months to sell and who don’t mind giving up some of that sale price to pay for the commissions. But that’s where we’re different: We’re not agents, we’re home buyers. Our company actually buys houses. We don’t list houses. Since we’re actually the one buying the house from you, and we pay with all cash… we can make a decision to buy your house within a couple days (sometimes the same day). Again, we make our living by taking the risk to buy the house with our own cash, repair the house, and market it ourselves to find a buyer (which is the hard part in this market).

Q: Is there any obligation when I submit my info?

A: There is absolutely zero obligation for you. Once you tell us a bit about your property, we’ll take a look at things, maybe set up a call with you to find out a bit more, and make you an all-cash offer that’s fair for you and fair for us. From there, it’s 100% your decision on whether or not you’d like to sell your house to us… and we won’t hassle you, won’t harass you… it’s 100% your decision and we’ll let you decide what’s right for you.

Quick Sell Solutions for Damaged Homes

Quick Sell Solutions for Damaged Homes

Introduction
Imagine you have a house, but it's not in the best shape. Maybe it has a leaky roof, peeling paint, or a squeaky floor. You might be wondering, "Can I sell this damaged home quickly?" Well, the answer is yes! There are ways to turn your not-so-perfect property into a quick sale.

1. Understand the Value

The first step in selling a damaged home is to understand its true value. Even though your home might have some issues, it still has value. You can start by getting a professional appraisal or consulting a real estate agent. They can help you determine a fair price for your home based on its condition and the local real estate market.

2. Disclose the Damage
Honesty is the best policy when it comes to selling a damaged home. You should disclose all the issues and damages to potential buyers. This transparency builds trust and helps you avoid legal problems down the road. It's essential to provide full information about what needs fixing or replacing.

3. Consider Renovations
If your budget allows, consider making some necessary repairs or renovations to improve your home's condition. You don't need to turn it into a mansion, but fixing major issues like a leaky roof, broken plumbing, or electrical problems can make a big difference. Even a fresh coat of paint and some cosmetic touch-ups can go a long way in making your home more appealing to buyers.

4. Sell to Cash Buyers
One of the quickest ways to sell a damaged home is to find cash buyers. These are buyers who have the funds ready to purchase your property as-is. They are often real estate investors or individuals looking for fixer-upper projects.

Cash buyers are not as concerned about a home's condition because they plan to renovate it anyway. Selling to cash buyers can save you time and effort.

5. Explore "As-Is" Sales
Selling your damaged home "as-is" means you won't make any repairs or renovations before selling. While this may result in a lower selling price, it can save you money on fixing up the house. Many buyers are willing to take on the challenges of a fixer-upper if the price is right.

6. Price It Right
Setting the right price is crucial for selling a damaged home quickly. If you price it too high, you may scare away potential buyers. If you price it too low, you might not get the value your property deserves. Work with a real estate agent or appraiser to determine the optimal price that attracts buyers without leaving money on the table.

7. Market Creatively
When marketing your damaged home, focus on its potential rather than its current condition. Highlight any unique features, like a spacious backyard, a quiet neighborhood, or proximity to schools and parks. Use creative descriptions and quality photos to make your property stand out online and in listings.

8. Be Patient
Selling a damaged home may take a bit longer than selling a pristine one. Be patient and open to negotiations. Understand that the right buyer may need some time to come along, but they will appreciate your honesty about the home's condition.

9. Network with Investors
Real estate investors are always on the lookout for opportunities. Attend local real estate meetings, join online forums, or connect with investors through social media platforms. Networking can help you find investors interested in purchasing your damaged home.

10. Sell to Flippers
House flippers are investors who specialize in buying distressed properties, fixing them up, and selling them for a profit. Selling to a flipper can be a quick and hassle-free way to offload a damaged home. They have experience in renovating properties and can often close deals rapidly.

11. Be Prepared for Negotiations
When you find a potential buyer, be ready for negotiations. They may want to negotiate the price based on the home's condition and any necessary repairs. Be open to reasonable offers and be willing to meet in the middle to close the deal quickly.

12. Work with a Real Estate Agent
Real estate agents have experience in selling all types of properties, including damaged ones. They can help you navigate the selling process, market your home effectively, and find the right buyers. An agent can also assist with negotiations and paperwork.

13. Don't Give Up
Selling a damaged home may be challenging, but don't give up hope. With the right approach, patience, and the willingness to explore various options, you can find a buyer who sees the potential in your property.

14. Research Local Laws and Regulations
Before selling a damaged home, it's essential to check the rules and laws in your area about what you need to tell the buyers. Different places have different rules, and it's crucial to follow them to avoid legal problems later on.

These rules are there to make sure that buyers know exactly what they're getting into when they purchase your property. By being aware of and following these regulations, you can protect yourself and ensure a smoother sale of your damaged home. Following the rules in a game to avoid penalties and play the game fairly.

15. Consider a Short Sale
If you're facing financial difficulties and can't afford repairs, you may consider a short sale. A short sale involves selling your home for less than what you owe on your mortgage. It requires approval from your mortgage lender and can be a complex process, but it can help you avoid foreclosure.

16. Keep the Property Clean
When you're selling a damaged home, keeping it clean and organized is super important. Even if your home has some problems, a tidy place looks much more inviting to potential buyers. Regular cleaning and maintenance can change how people see your property.

Shows that you value about your home, and it can help buyers imagine how they might fix it up. So, don't forget to tidy up and keep things looking nice while you're trying to sell your house. It might make a difference in finding the right buyer who sees the potential in your home!

17. Leverage Online Platforms
using online platforms can be a super helpful way to sell your damaged home quickly. Websites and social media are like magic tools that can make lots of people see your home. You can put up pictures and even make a video tour of your property to show it off.

Imagine giving a virtual tour where people can see your home without actually visiting it! This can attract more buyers, even those who live far away. So, if you want to sell your home fast, hop on these online platforms, and let the internet do its magic to find the perfect buyer for your damaged home.

18. Understand Your Timeline
When you're selling a damaged home, it's essential to think about your timeline. Sometimes, you might need to sell it quickly because of money problems or other reasons. In such cases, you may must to be flexible with the price and terms to make your home more appealing to buyers.

Being flexible means you might have to lower the selling price a bit or be open to negotiation. This way, you can attract buyers who are looking for a good deal and are willing to purchase a fixer-upper. So, consider your situation carefully and be ready to adapt to get that quick sale you need.

19. Get Multiple Quotes
If you're thinking about fixing up your house before selling it, it's a good idea to talk to different contractors and get price quotes. This means asking a few different builders or repair people how much it will cost to do the needed repairs.

Why? Well, getting multiple quotes helps you figure out which one is the best deal. You can compare the prices and decide which contractor offers the most cost-effective solution. Shopping around for the best price when you buy something. By getting different quotes, you can save money and make sure your home looks its best when you're ready to sell it.

20. Seek Legal Advice
If you're not sure about the rules when selling a damaged home, it's a good idea to talk to a lawyer. They can help you understand what you're supposed to do and what rights you have while selling your home. Lawyers are experts in the law, and they know all the important rules.

They can guide you through the selling process and make sure you're doing everything the right way. So, if you ever feel confused or worried about the legal stuff, don't hesitate to reach out to a lawyer. They're there to help you, and they'll make sure you're on the right path when selling your damaged home.

In conclusion,
selling a damaged home doesn't must be a daunting task. With the right strategies, transparency, and a willingness to explore various options, you can find the right buyer and turn your property into a quick sale. Remember that honesty and patience are your allies in this process, and there are always buyers looking for opportunities to turn "lemons" into "lemonade" by taking on a fixer-upper project.
