Frequently Asked Questions

Maybe you have a few questions. That’s okay; most people do. So here’s a quick collection of some of the questions people ask us… along with our answers. If you still have a question, don’t hesitate to contact us (or give us a call) and we’ll be happy to answer it for you.

Q: How do you determine the price to offer on my house?

A: Great question. We’re not agents, and we don’t list houses. We are professional home buyers: We buy houses Columbia that meet our purchasing criteria. From there we may repair the house and resell it to another homeowner or keep it as a rental ourselves.

Q: Do you pay fair prices for properties?

A: Many of the houses we purchase are below market value (we do this so we can resell it at a profit to another home owner). We are looking to get a fair discount on a property. However, in our experience, many sellers aren’t necessarily expecting a large “windfall” on the property but rather appreciate that we can offer cash, we close very quickly (no waiting for financing), and no time or effort or expense is required on your part of fix up the property or pay agent fees. If that’s what you’re looking for and you see the value in getting your house sold fast… let’s see if we can come to a fair win-win price. (Besides, our no-obligation pricing commitment means that you do not have to move forward with the offer we give… but it’s good to know what we’re offering!)

Q: How do you determine the price to offer on my house?

A: Great question, and we’re an open book: Our process is very straightforward. We look at the location of the property, what repairs are needed, the current condition of the property, and values of comparable houses sold in the area recently. As you know, house values have taken a huge hit in the last 5 years and most areas still haven’t seen prices come back up. We take many pieces of information into consideration… and come up with a fair price that works for us and works for you too.

Q: Are there any fees or commissions to work with you?

A: This is what makes us stand out from the traditional method of selling your house: There are NO fees or commissions when you sell your house us. We’ll make you an offer, and if it’s a fit then we’ll buy your house (and we’ll often pay for the closing costs too!). No hassle. No fees. We make our money after we pay for repairs on the house (if any) and sell it for a profit (we’re taking all of the risk here on whether we can sell it for a profit or not, once we buy the house from you… the responsibility is ours and you walk away without the burden of the property and it’s payments… and often with cash in your hand).

Q: How are you different from a real estate agent?

A: Real estate agents list properties and hope that someone will buy them. The agent shows the properties to prospective buyers if there are any (the average time to sell a property in many markets right now is 6-12 months) and then take a percentage of the sale price if they find a buyer. Oftentimes, the agent’s commission is 3-6% of the sale price of your house (so if it’s a $100,000 house, you’ll pay between $3,000 – $6,000 in commissions to an agent). Agents provide a great service for those that can wait 6-12 months to sell and who don’t mind giving up some of that sale price to pay for the commissions. But that’s where we’re different: We’re not agents, we’re home buyers. Our company actually buys houses. We don’t list houses. Since we’re actually the one buying the house from you, and we pay with all cash… we can make a decision to buy your house within a couple days (sometimes the same day). Again, we make our living by taking the risk to buy the house with our own cash, repair the house, and market it ourselves to find a buyer (which is the hard part in this market).

Q: Is there any obligation when I submit my info?

A: There is absolutely zero obligation for you. Once you tell us a bit about your property, we’ll take a look at things, maybe set up a call with you to find out a bit more, and make you an all-cash offer that’s fair for you and fair for us. From there, it’s 100% your decision on whether or not you’d like to sell your house to us… and we won’t hassle you, won’t harass you… it’s 100% your decision and we’ll let you decide what’s right for you.

How to Market Damaged Properties

November 29, 20237 min read

Introduction

So, you have a property that's seen better days. It might have some dings, dents, or even some major issues like a leaky roof or a creaky floor. Selling a damaged property might seem like a challenge, but with the right marketing strategies, you can turn those flaws into features and find the right buyer. In this article, we'll explore how to effectively market damaged properties and make them appealing to potential buyers.

1. Honesty is the Best Policy

The first rule of marketing a damaged property is honesty. Be upfront about the condition of the property in your listings and advertisements. Buyers appreciate transparency, and it helps build trust. Use clear and accurate descriptions to let potential buyers know what they're getting into.

2. Showcase the Potential

While you're honest about the property's condition, don't forget to highlight its potential. Every damaged property has hidden gems waiting to be uncovered. Use creative language to describe the possibilities. For example, instead of saying, "Needs extensive repairs," you can say, "A blank canvas ready for your personal touch."

3. Professional Photography

Invest in professional photography to make your property look its best. Skilled photographers know how to capture angles and lighting that can make even damaged spaces look more appealing. High-quality photos are essential for online listings and marketing materials.

4. Virtual Tours and Video Walkthroughs

Consider creating virtual tours or video walkthroughs of the property. These interactive experiences give potential buyers a better sense of the space and layout. You can point out areas that need attention while also showcasing the property's positive aspects.

5. Price It Right

Pricing is a crucial factor when marketing damaged properties. Consult with a real estate agent or appraiser to determine a fair price based on the property's condition and the local market. Be competitive but realistic to attract buyers.

6. Target the Right Audience

Identify your target audience. Who is most likely to be interested in a fixer-upper? Real estate investors, DIY enthusiasts, and experienced renovators are often the primary audience for damaged properties. Tailor your marketing efforts to reach these potential buyers.

7. Highlight Desirable Features

Even in damaged properties, there are desirable features worth highlighting. It could be a spacious backyard, a charming neighborhood, or unique architectural details. Showcase these features in your marketing materials.

8. Staging and Presentation

Consider staging the property to make it more inviting. Simple furniture, tasteful decor, and proper lighting can help buyers visualize the property's potential. Staging helps them see past the damage to the possibilities.

9. Neighborhood Benefits

Emphasize the benefits of the neighborhood. Mention nearby schools, parks, shopping centers, and public transportation options. A great location can offset some of the drawbacks of a damaged property.

10. Before-and-After Imagery

If you've already started repairs or have a vision for how the property could look, create before-and-after imagery. Show potential buyers the transformation they can achieve. Visual aids can be powerful marketing tools.

11. Use Online Platforms

Utilize online platforms and social media to market your property. Create appealing listings on real estate websites, share posts on social media, and consider paid advertising campaigns to reach a wider audience.

12. Networking

Connect with real estate professionals, including agents, investors, and contractors. Networking can help you find buyers interested in damaged properties and get recommendations for reliable contractors who can assist with repairs.

13. Be Open to Negotiations

When you start receiving offers, be open to negotiations. Buyers may want to discuss the price, repair credits, or other terms. Flexibility can help you close the deal with the right buyer.

14. Highlight Energy Efficiency

If you've made energy-efficient upgrades, such as installing solar panels or energy-efficient windows, make sure to highlight them. These features can be attractive to buyers looking to save on utility bills.

15. Offer Financing Options

You can make your damaged property even more appealing by considering financing options. Some potential buyers might not have a lot of cash available for both buying the property and fixing it up. That's where renovation loans come in.

These special loans can help cover both the cost of buying the property and the money needed to make repairs. So, if someone falls in love with your property but doesn't have a huge savings account, offering financing options can make it possible for them to turn your damaged property into their dream home. It's like giving them a helping hand to bring your property back to life, and in return, you get a buyer who sees the potential in your place.

16. Provide Estimates

If you've talked to experts who figured out how much it would cost to fix things in the house, it's a good idea to tell the people who might want to buy it. This way, they can know exactly how much money they might need to spend on repairs. telling someone how much a car might cost to fix before they buy it.

When potential buyers know what to expect, they might feel better about buying the house, even if it needs some fixing up. All about being honest and helping them understand what they're getting into. So, if you have those repair estimates, don't keep them a secret; share them with the folks interested in buying your property.

17. Leverage Real Estate Agents

Real estate agents are like expert guides in the world of buying and selling homes. They know all the tricks of the trade, and that includes selling damaged properties. These agents have tons of experience in marketing all kinds of houses, even ones that need some fixing up.

When you work with a real estate agent, they help you with the whole process. They know how to market your damaged property, which means they can make it look good to potential buyers. They have special skills to reach more people who might be interested in buying your home, and they're great at talking with buyers and helping you get a good deal.

In a way, they're like your coach in a game, guiding you through the plays and helping you score a touchdown. So, if you have a damaged property to sell, having a real estate agent on your team can be a game-changer!

18. Legal Compliance

It's super important to make sure that when you're trying to sell a damaged property, you follow all the rules and laws about advertising and telling people what's up with the place. These rules can be different depending on where you live, so it's essential to know the local and national real estate laws.

One thing is being honest about the property's condition, and there are rules about what you must tell potential buyers. So, if your house has some problems, you have to let people know. that is not just a good idea; it's the law! By following these rules, you can avoid getting into trouble and make sure everything is fair and square when selling your damaged property.

19. Keep Records

Important to keep track of all the things you do when you're trying to sell a damaged property. This means keeping records of everything, like the ads you put online, how much money you spend on advertising, and any questions or offers from people interested in buying. These records are like a map that helps you see if your plan is working.

By looking at them, you can figure out what's going well and what might need some changes. Maybe you'll notice that a certain type of ad is getting more attention, or you're spending too much money in one place. By keeping these detailed records, you can make your selling plan even better and find the right person to buy your property. So, it's like keeping score in a game – you can see what's winning and what needs a little more work.

20. Be Patient

Finally, don't forget to be patient when selling a damaged property. It might not sell as quickly as a perfect home would. But guess what? That's okay! The right buyer will show up if you stick to your marketing plan and keep telling people about all the cool things your property can become.

Just like how you wait for the right moment to score a goal in soccer or make the perfect shot in basketball, selling your damaged property takes time. So, hang in there, keep showing off what your place could be, and soon enough, someone will see its potential and say, "This is the one!" Remember, patience can turn your fixer-upper into someone's dream home.

In conclusion,
marketing a damaged property requires a mix of honesty, creativity, and effective communication. By showcasing the property's potential, targeting the right audience, and using various marketing strategies, you can find the right buyer who sees the possibilities beyond the damage. Remember that with the right approach, even damaged properties can find new life and eager buyers ready to turn them into homes full of potential.
